Windsor-Essex County Real Estate Market Update for Spring 2026

The Windsor-Essex County real estate market is feeling more balanced this spring, and that is creating opportunities for both buyers and sellers. The latest verified Windsor-Essex County Association of REALTORS® and CREA report shows that 293 homes sold in February 2026, down 14.8% from February 2025. Sales were also below the five-year and 10-year averages for the month, showing that buyers are still active, but taking a more careful and selective approach.

One of the biggest stories in the Windsor-Essex housing market right now is inventory. There were 868 new residential listings in February 2026, up 3.6% from the same month last year. Active listings reached 1,598 at month-end, up 15% year over year, and months of inventory rose to 5.5 from 4.0 a year earlier. That means buyers across Windsor, LaSalle, Amherstburg, Tecumseh, Lakeshore, Essex, Kingsville, and Leamington are seeing more choice than they did in a tighter market.

Home prices in Windsor-Essex County have adjusted modestly, but the market is not showing signs of a major drop. The overall MLS® HPI benchmark price was $575,700 in February 2026, down 2.4% from a year ago. The average sale price was $520,108, down 5.7% year over year. By property type, the benchmark price was $619,900 for single-family homes, $463,100 for townhouse and row units, and $389,900 for apartment units. Townhouse and row-unit prices were actually up 4.9% from last year.

Interest rates still matter, of course. The Bank of Canada held its policy rate at 2.25% on March 18, 2026, while noting that higher bond yields could put pressure on mortgage rates later on. That means buyers still need a smart financing plan, even in a more balanced market. 

Is Windsor-Essex County a Buyer’s Market or Seller’s Market?

Windsor-Essex County is moving closer to a balanced market. With 5.5 months of inventory at the end of February 2026, the market is less aggressive than it was a year ago. That does not mean every neighbourhood or every property type performs the same way, but overall conditions are giving buyers more options while pushing sellers to be more competitive.

Home prices have softened modestly year over year, but not dramatically. The benchmark composite price was down 2.4% from February 2025, while the average sale price was down 5.7%. At the same time, townhouse and row-unit benchmark prices rose 4.9%, showing that different property types are performing differently across the market. 

Is Now a Good Time to Sell a Home in Windsor-Essex County?

Yes, but the right strategy is key. Sellers who price correctly, present their homes well, and invest in strong marketing still have great opportunities in today’s Windsor-Essex market. In a market with more inventory, buyers notice the homes that are well prepared and well positioned.
